I’ve just returned from a Listing Presentation for sellers who live in Forest Trails in Prescott AZ.  Having prepared an in-depth market analysis tailored specifically to this area and their home, I am absolutely thrilled to report that both average and median sales prices have increased in the last six months when compared to the first six months of this year and year-over-year!  Wow!

This is the first time that both sales price values—average and median—have increased since, well,  I don’t know when!  A good sign that higher priced homes are selling, pushing up both values.

Forest Trails is a desirable planned community on the west of Prescott AZ nestled in the Ponderosa and Pinon Pines and bordering the Prescott National Forest.  Dramatic boulder outcroppings, magnificent views of Granite Mountain, Thumb Butte and the Ponderosa Pine forest are valued qualities of this community.  Homes are designed with respect for the natural environment with earth tone exteriors and minimum impact on surrounding topography or native trees and shrubs.

Quiet and private with abundant wildlife and birds, Forest Trails is 3 miles to shopping and Yavapai Regional Medical Center and just minutes more to Prescott’s Courthouse Square where dining, entertainment, art galleries, and drinking establishments abound.

These sellers were equally thrilled with the improvement in prices and plan to list their home with me after a month or so of preparation. 

Notice to buyers:  if you are waiting for the bottom, you are late.  With historically low interest rates, lenders lending to qualified individuals, and pent up demand simmering, sooner than later is the best time to buy!
